As of August 30, 2021, Ordinance #21-23, Long-Term Rentals, will take effect. All rental properties in Vernon Township that are rented to one occupant (individual or family) for 30 days or more, must be registered with the township clerk’s office.
There is an annual fee of $75.00 and two inspections are required. The $75.00 fee will cover the inspection done by the Vernon Township Zoning Department. The second inspection by the Vernon Township Fire Prevention Department has a separate fee of $70.00 to $186.00, depending upon how far in advance the inspection is scheduled.
This registration process will satisfy the requirements of N.J.S.A. 46:8-28, which require every landlord of rental property to file a registration form (statement) with either the township clerk’s office or the state of New Jersey.
On a related note, please be aware that whenever a change of occupancy occurs within the township (i.e., a new tenant moves in), the dwelling must be inspected prior to the new tenancy. Read more about reoccupancy inspections.
For multiple dwellings which contain three or more units, landlords must register with the New Jersey Department of Community Affairs, Bureau of Housing Inspection. Upon receipt and payment of fees, the state will then send a copy of the filed statement to the township clerk.
